Challenges
  • Although the contractor was engaged under a design and build contract (NZS3916) there were considerable base build design coordination issues resulting from the development of the tenant’s fit-out design; where the tenant’s fit out design documents were updated in isolation to the basebuild design.
  • Fit out design changes to under slab services whilst construction of the groundworks and services was well advanced.
  • Delays to the building consent application as a result of Council processing delays to the Resource Consent application. Urban Design became an issue when it wasn’t a Resource Management Act (RMA) requirement for the project or site.
  • As the fit out building consent was lodged much later than the base build’s, a number of risks were introduced to the base build construction and consenting compliance.
  • Like most projects time and programme were critical to ensure the tenant’s pre-committed trading dates were not compromised.
  • The tenant’s early site access introduced a number of challenges around programme, safe access and varying subtrades working collaboratively.
Outcome
  • To speed up the building consent processing RDW instructed the removal of a building element which was causing delays. Once the consent was issued, the building element was reintroduced to the project as a minor consenting variation.
  • Although a number of fit out design changes impacted construction the head contractor still completed the targeted early access date for the tenant on time, as well as finishing on the targeted project completion and hand over date.
  • The building owner and incoming tenant were highly satisfied with the quality of the build and the supermarket was able to meet their pre-Easter targeted opening date.
  • Project was delivered to budget.
  • The tenant was able to complete their fit out on time and to an extremely high standard. The supermarket looks amazing!
