Challenges
  • Lack of a fully coordinated detailed design prior to the letting of the construction contract, in particular between the architectural and structural elements of the building.
  • A significant number of contract instructions and variations. RDW had to carefully manage this process to ensure that the programme and budget both remained on track.
  • A number of significant design changes were undertaken during construction.
  • The relocation of existing underground high voltage cables and providing appropriate fire separation from the adjacent Building 1.
Outcome
  • Each of the construction phase changes created re-work to both the design and construction, but by RDW’s careful management, successful outcomes were achieved.
  • The project proved an enormous success and provided both 5 Mile and Queenstown with a new state-of-the-art commercial office building to accommodate both commercial and retail tenants.
