Challenges
  • Architect changed during developed design phase resulting in a large number of design coordination and documentation issues.
  • Design consultants residing in different parts of the country, three major centres (when TEAMs and Zoom were not conventional within the industry).
  • Head Contractor’s guaranteed maximum price (GMP) was heavily exceeded, creating an environment of intense and long term cost sensitivities.
  • Prior to RDW’s engagement the design delivery programme agreed between the client and consultant team was unrealistic and unable to be achieved without major correction.
  • The client’s development director and development manager resigned mid-way through the project.
  • Head Contractor programme issues due to inclement weather.
Outcome
  • Due to underlying design coordination issues RDW and the Head Contractor implemented a design collaboration tool to bring the quality of design to a level needed in order to construct the project and mitigate further cost and programme over runs.
  • Through their knowledge and experience RDW brought an element of rigor and accountability to ensure the Head Contractor’s financial claims were challenged every step of the way in parallel with delivery of a development to the highest of quality and standards.
  • Following successful completion of Stage 1 RDW were appointed to project manage Stage 2 of the 5 Mile Retail Centre.
